Built to the City's Rules
Siding replacement in Apple Valley follows rules the city wrote down. Those rules put a weather-resistant barrier on every wall, metal goes over every opening, and every trim channel is caulked before the final inspection. Two-thirds of the homes were built between 1970 and 1999, so the original siding on the Palomino Hills ranches and the streets around Greenleaf is at the end of its run.

Replacing what the builder put on in the 1970s and 1980s. Ramblers, split-levels, and two-story traditionals on mature lots make up the core of the city, and on most of them the original siding has chalked or cracked, the first roof is worn through, and the windows have fogged. The city itself has noted that its housing stock is aging and points homeowners toward resources for exactly this work.

The rules call for a weather barrier on the wall, metal over every opening, and caulked trim channels, and a final inspection closes it. Roofing permits ask for emailed photos of the ice barrier, the street view, and the vents and pipes, and we send those the day each stage is done.

The thin builder-grade vinyl of that era is what is failing now, and Mastic's thicker lines stay flat through the cold and carry a wind rating the old panels never had. Vinyl siding hung so it can expand and contract with the seasons instead of buckling, and insulated panels add warmth to walls the builder never insulated well.
It does. Shade from the park and the lake keeps the north slope damp, moss lifts the grit off, and the shingle wears out early on that side while the sunny side still looks fine. When the roof is replaced, new roofing with algae-resistant shingles and an ice barrier past the roof edge handles it, and the city's photo inspection of that barrier is part of the job.
