Only when the footprint changes. Replacing windows in the existing openings, re-roofing, and re-siding add no hard surface, so the shoreland cap and the setbacks do not come into play. A bay window that projects, a larger patio door opening, or an addition does, and then the city wants a survey with the permit. We sort that out at the consultation so the estimate matches what the city will approve.

The house is newer than the lot, and often built in stages. A cabin from the 1930s that was winterized in the 1970s and added onto since can carry three generations of windows and two rooflines, so we look at every opening rather than assuming one size. Lakefront lots also run narrow, which shapes where ladders and material go.

Usually it is replaced, because the leak is at the sill. A slider facing the water takes wind-driven rain head-on, and a door set without a waterproof tray under it lets that water into the floor. New exterior doors go in on a waterproof tray with the frame foamed and sealed, which sends the water back out instead of under the threshold.

It does, and the July 2025 storm showed it with gusts in the fifties here and higher next door. Shingles on a lake-facing slope need every nail the shingle maker asks for, and in cold weather the glue strip is warmed by hand. New roofing goes on with four nails per shingle minimum and an ice barrier past the roof edge, which handles both the wind and the melt.
