The glass and the frame usually tell you first. Fog or streaks trapped between the panes mean the seal has failed, frost forming on the inside of the glass on cold mornings means the unit no longer insulates, and panels that stick, rattle, or no longer lock have worn past adjustment. Soft or peeling wood at the sill, a draft you can feel with your hand, and rooms that never warm up round out the list.
Yes, and they are the two styles we replace most. Double-hung sashes tilt inward so you can clean both panes from inside, which suits the 1950s ramblers across Richfield and Bloomington. Casements crank outward and pull tight against their frame, so they hold a seal on windy exposures. We also fit sliders, picture windows, and bay or bow units.
It runs in five steps, and the opening is never left open for long. We measure every window at a free in-home consultation and send a written estimate, the units are made to those measurements, we pull the city permit, and the crew removes each old window, sets and flashes the new one, and seals it the same day. The city inspects the finished work, and exterior doors can be replaced in the same visit.
Six things move the number more than anything else: the count of windows, the style, the glass package you choose, whether the whole frame comes out or the new window fits inside the old one, the condition of the existing frame and sill, and lead-safe work on homes built before 1978. Replacing siding in the same season changes the trim detail too, so we price both together when that is the plan.
Yes in Bloomington, and in every south-metro city we have been able to confirm; we check yours before ordering and pull the permit for you. The new unit has to meet the energy rating Minnesota requires for replacement windows, the energy-rating sticker stays on until the inspector has seen it, and a bedroom window that is smaller than today's rule requires can still be replaced with the largest standard size that fits the existing opening.
Custom-made windows take a few weeks to arrive, and the installation itself usually runs a day or two for a whole house. Each opening is uncovered for well under an hour, which is why we install through the winter without a problem. A new roof can be scheduled in the same season if both are due.
