Replace it when the problem is the whole wall rather than one spot. Cracked or warped vinyl across a whole wall, paint that peels again within a year or two of the last coat, soft or rotten boards along the bottom edge, hail dents on every panel facing the storm, and moisture or mold showing up inside all point to replacement. One damaged section with sound siding around it is a repair.

Seven steps, and the inspection happens before anything gets covered. We look at the house at a free in-home consultation and settle the material, then send a written estimate and pull the city permit. The old siding comes off and any rotten boards are replaced. A weatherproof layer goes over the whole wall with metal above every opening, and the city inspects that before the new siding and trim go on. Worn soffit and fascia usually gets replaced in the same week.

Material first, then the house itself. Vinyl sits at the lower end and James Hardie fiber cement at the upper end, with engineered wood and steel between them. From there the square footage, the number of stories, how much old siding has to come off, any rotten wood found underneath, and whether trim, soffit, or added insulation are part of the project all set the final figure.

Steel and thicker vinyl take hail best, and every material here needs to move with the temperature. Vinyl expands and shrinks close to half an inch over a long run between January and July, so the nails are left slightly loose on purpose and each panel can slide as it moves. LP SmartSide engineered wood is rated to take hail, fiber cement will not burn or rot, and cedar wants a fresh stain every few years.

Most houses are finished within a week, and a Bloomington rambler can be done over a weekend. Material lead times, the amount of rotten wood found under the old siding, and the city inspection schedule are the variables. Winter installs are fine, with the expansion gaps widened for the cold.
