Why Us
Window and siding work on the south side of Minneapolis is repair-and-match work on houses from the 1900s through the 1930s. Kingfield's Colonial Revivals and Craftsman bungalows went up between 1903 and 1914, Hale and Field were built in the 1920s and 1930s in stucco, brick, and stone, and Armatage is the exception with its 1949 to 1969 stock. Before any house here sells, it needs a full Truth in Sale of Housing report.

In the Area
The creek and the parkway split the work. North of Minnehaha Creek, Kingfield, Lynnhurst, and Tangletown carry the oldest houses here, Kingfield's Craftsman bungalows among them, and the Lynnhurst and Church of the Incarnation blocks sit in historic districts where exterior changes need approval first. South of it, Hale, Keewaydin, and Wenonah run to 1920s bungalows on flat lots, and Diamond Lake sits on larger mid-century lots. The August 2023 hail hit these blocks too.

Questions
Everything the outside of a South Minneapolis house needs, matched rather than swapped. That covers James Hardie fiber cement, vinyl siding installation, exterior doors, roof replacement, SmartSide siding, roof repairs, storm repairs, gutters, soffit and fascia work, siding replacement, and new windows.
Windows first on a Minneapolis bungalow, then the roof edge. A 1920s house still on its original double-hungs has old putty that dries out and lets water in and panels that no longer seal, and the stucco or wood trim around them carries pre-1978 paint, so window replacement is a lead-safe job by federal rule. Fascia and soffit behind old gutters and the metal around chimneys on steep roofs come next.
Through the express permits the city offers to pre-approved licensed contractors for siding, same-size windows, and re-roofs on one- and two-family homes, and the full permit for anything that changes an opening. A house in one of the twenty local historic districts, including Lynnhurst and the Incarnation blocks, needs preservation approval before the permit, and we prepare that application.
With the windows, because they are letting water into the wall. Window replacement that takes the old window right out to the framing, fixes any rot at the sill, and seals the edges so the stucco around them stops soaking up rain. Stucco repair by a plasterer follows once the openings are tight, and if the house is in a historic district the design is taken to the city for approval before anything is ordered.
Often, yes. A steep 1920s roof with sound shingles and a leak at the chimney, a vent pipe seal, or the join where two slopes meet is a roof repair that rebuilds the metal and matches the shingles rather than a whole new roof. If the roof already carries two layers, or the shingles are curling across a whole slope, we say so and price the replacement alongside the repair.
Tell us the neighborhood and the age of the house, and a free in-home consultation is the next step. If the house sits in a historic district we say so at the start, and the written estimate covers materials, labor, and timing.
