Look in the gutters and the yard before you look up. Grit collecting in the downspouts, shingles curling at the edges or cupping in the middle, bare patches where the grit has worn off, whole shingles in the yard after a windy night, and ceiling stains that show up after the snow melts are the usual signs. A roof past twenty-five years, or one that already has two layers on it, is near the end regardless.
Eight steps from the first visit to the final sweep. We look at the roof and the attic at a free in-home consultation and send you a written estimate. Once the city permit is in hand the crew strips every existing layer off and replaces any soft boards underneath. Then the ice barrier and the waterproof layer go down before the shingles and the vent along the peak. We finish with the inspection and a magnet sweep of the yard for nails. Rotten soffit and fascia gets replaced before the metal edging goes on.

The number of layers to strip off, how much of the wood underneath needs replacing, which shingle you choose, the metal at the chimney and where two slopes meet, ventilation changes, and any flat section that needs a rubber covering all move the number. New gutters usually go on right after the roof, so we price them together when both are due.
Yes, with one change in method. Below about forty degrees the adhesive strip on a shingle will not seal by itself, so the crew hand-seals each row instead of waiting for the sun. Ice dams are a separate matter: they come from heat leaking into the attic, not from the shingles, so a leak in February is often a roof repair plus air sealing rather than a new roof.
Most houses are done in one to two days once the materials are on site. A steep roof, a lot of wood underneath to replace, or a flat section adds time, and rain or high wind pauses the work. The crew tears off only what it can close back up the same day, so the roof is never left open overnight.
